A $100M+ senior living & wellness community, proven on paper a lender can check

For a master developer advancing a 265-unit mixed-income senior community with an integrated 30,000 SF wellness spa, M&M produced a full market feasibility study prepared to state-agency methodology — demographics, competitive supply, demand and capture analysis, absorption forecasting, and capital-structure guidance. Certified analysis was coordinated through independent approved analysts where required, and every figure cited to a reproducible source.

Sixty-six acres of raw land, structured to investment-committee standard

On a luxury master-planned development — residential, chef-led hospitality, conference, and commercial districts — M&M produced the feasibility study, master-plan concepts, financial model, capital stack, and SPV structure within a defined Phase 1 scope. The landowner was positioned as an equity partner rather than a seller.

Institutional capital architecture for a $95–120M destination development

As capital-readiness and development-integration partner to an established multi-venue hospitality group, M&M structured the institutional capital plan for a 17-acre, 120,000+ SF mixed-use destination. The firm authored the investor package for the foundation round and the sourcing strategy for $10–18M in construction financing, alongside a regional public development partner.

Sequencing a 1,400-acre community vision into a fundable first phase

M&M structured the opportunity architecture, phased capital strategy, and valuation framework for a faith-anchored smart-community master plan — twelve districts and 150 modeled facilities backed by a line-item cost model. The program was sequenced from a $7M land-control phase toward a multi-hundred-million-dollar build-out and delivered with a full 3D walkthrough.

A founder’s growth plan, engineered around non-dilutive capital

For an established technology founder, M&M delivered a capital-readiness blueprint under an executed master agreement: a five-stream expansion plan with a $7.3M three-year base case and a funding pathway built on SBA, state small-business credit, and CDFI capital. County-scale development concepts applied digital-twin planning throughout.

Land feasibility in days, not weeks — demonstrated live inside engagements

The ecosystem’s technology division built Sandbox, an AI-assisted pipeline that turns a parcel boundary, map pin, or site photo into a scored development opportunity: side-by-side scenario economics, 3D massing on the true site geometry, and a lender-ready feasibility report. It is positioned as a first-pass read that precedes, never replaces, entitlement and engineering studies.

Reaching capital able to evaluate a ~$600M requirement — and saying so honestly

For a sponsor pursuing a large-scale solar and data-infrastructure development, M&M activated direct national commercial-finance relationships capable of evaluating a sponsor capital requirement of approximately $600 million. A preliminary conditional pathway was identified, subject to institutional underwriting, sponsor qualifications, and documentation; the sponsor was unable to satisfy the required conditions, and the transaction did not close.

This engagement is not presented as a completed capital raise — it demonstrates the reach of the firm’s capital relationships and the institutional conditions required to advance a complex transaction.

Relationship-Based Capital Access

M&M maintains direct relationships across a multidisciplinary capital ecosystem: private family offices and investment groups; commercial real estate debt and equity sources; national commercial-mortgage brokerage channels; structured-finance relationships; high-net-worth private investor networks; professional sports representation and professional-athlete relationships; licensed securities and financial professionals; real estate, hospitality and development investors; and strategic business and institutional partners.

Selected relationship channels include senior commercial-mortgage professionals — among them one whose national platform publicly reports nearly $30 billion in refinancing and acquisitions. These figures represent the platforms’ experience — not transactions closed by M&M.

Once an engagement is underway, appropriate relationships may be introduced at the appropriate stage — readiness first, then the room. Where an introduction involves securities or regulated financing activity, it is made by or through appropriately licensed professionals.
